Villa Rental Agreement:
Rental Agreement between James Neal (owner) and __________________________(Tenant) and parties (Holiday Renter).
Date of confirmed booking is from the __________________________ to ________________________ for _____ days. On receipt of a signed agreement from yourself together with a £300 refundable deposit (breakages) your booking will be confirmed. Provisional bookings will be held for 7 days. Full payment is required 8 weeks prior to your booking arrival date.
All costs are included in the rental price (laundry,pool service,water,gas electric and heating). Satellite TV, bed linen and towels are included at no extra cost.
Cancellation
Any cancellation in whole or in part within 6 weeks of the commencement of your holiday will not be eligible for any form of refund unless we are able to re-rent the property. We would strongly advise that you take out your own appropriate holiday insurance at the earliest opportunity to cover this possibility and the liability aspects outlined below.
Check In - Check Out Time
Check in time is 3:00pm check out time 11:00am. Rental weeks run from Saturday to Saturday. However should you require to arrive early or leave late then arrangements can be made, subject to availability.
Security / Breakage Deposit
On arrival you will be provided with a full and complete inventory of every item within the villa. An additional security/breakage deposit of £300 will be required from you (if not already paid). This is to cover any damage or breakage that may occur or the loss of any item or contents from within the villa. It also covers such occurrences as excessive cleaning costs or the loss of keys which necessitate the changing of locks. The security deposit less any such charges will be refunded by bank transfer as soon as the inventory and occupancy report and all keys have been returned. This will normally be no later than a few days after your return.
Swimming Pool
The pool is used entirely at our guests own risk. It is imperative that children are supervised at all times in and around the pool area. The pool is an Infinity type of pool and extra care should be used when ‘having fun’. No Diving is allowed. The depth of the pool is between 3 feet and 6 feet. Under no circumstances must any bottles, glassware or breakable items be taken out into the pool area. The breakage of one small glass would require the entire drainage of the pool. Plastic cups, containers and plates are provided for your convenience.
Smoking
Smoking is not permitted within the villa. This ensures that the villa is maintained to the highest standards for all our guests. Should we find evidence of a breach of this condition it will be taken into account when assessing your security/breakage deposit. Your co-operation in this particular aspect is therefore requested and appreciated.
Cleaning
A cleaner is provided once per week on a Saturday normally around 11am. Sheets, towels will be changed and the villa will be given a general clean. The cleaner has specific duties and times allocated. Rubbish must be taken each day, Spain does not have a door to door refuge service but bins are allocated on each road. We ask you empty your rubbish daily because of ants etc. Please leave the Villa in a tidy and respectful state.
Injury
We ask that you take your own personal health and travel insurance. The owner of the villa (James Neal) can not be held responsible for any injury to any person caused on or in the grounds/plot/property whilst being rented or not rented by any party.
Assurance
Whilst we do our up most to keep the villa in prestine condition, there is always going to be a time when a problem occurs, whether it be a simple fuse or the ADSL might pack up. We will ensure that we will try to fix the problem as soon as we can. Most of time, it’s a very simple issue which can be resolved in minutes. We are honest people and if there is a major problem where 50% or more of your stay has been affected which has resulted in your stay in the villa being unpleasant, we will return your money. This has never happened to date so we hope you have a great time and enjoy your stay.
